New-Home Communities and Builders in St. Johns County
Builder and community status below was checked against builder and developer websites on October 17, 2026. The tables show only what each builder’s own site states. “From” prices are each builder’s published base price, rounded, and a dash means the builder does not publish that detail. Prices, availability and phases change often, so confirm current details with the builder before you rely on them. Mariposa at EverRange, Regency at EverRange and Toll Brothers at RiversEdge are in Duval County, so they are covered on our Jacksonville new construction page.

Custom and build-on-your-lot builders

Ownership Costs to Compare Before You Choose
- CDD assessments. A community development district (CDD) assessment helps pay for community infrastructure and is normally collected with property taxes. Some builders state that a community has no CDD fee, and others do not. The amount and how long it runs differ by community and phase, so ask for the current figures in writing for the exact home.
- HOA dues. Ask what the dues cover, such as amenities, landscaping or gate access, and how they are expected to change.
- Property taxes. New construction may be assessed on the land alone until the home is complete, so a first tax bill may not show what you will pay later. Ask the county Property Appraiser about the specific parcel and plan for the full assessed value.
- Insurance. Wind, flood and homeowners coverage vary by location and elevation. Get quotes before you commit, especially near the river, marsh or coast.
- Builder financing incentives. Compare any incentive tied to the builder’s lender with an independent lender quote on total cost, not only the rate.
Schools and Commute
School assignment depends on the address and can change. Confirm the assigned schools for any home with the St. Johns County School District before you make an offer. Builders describe their communities as served by the district or as near top-rated schools, but that is marketing language, not an assignment. Drive times to work, the beaches and Jacksonville vary by community and time of day, so test the drive at your own commute hour instead of relying on a published estimate.

St. Johns County New Construction FAQ
Which builders build new homes in St. Johns County?
Toll Brothers, David Weekley Homes, Providence Homes, Meritage Homes, Pulte Homes and KB Home all have communities listed in the tables above, and AR Homes by Arthur Rutenberg and Glenn Layton Homes build custom homes. Drees Homes lists St. Augustine-area homes on its website, but its pages do not name the county or show current availability, so confirm any community with Drees directly. Check the tables for which communities each builder is selling.
Is Mariposa at EverRange in St. Johns County?
No. EverRange is in Duval County. See our Jacksonville new construction page for Duval County communities.
Does Mattamy Homes build every home in RiverTown?
No. Mattamy Homes USA develops RiverTown and builds in several of its neighborhoods, but Toll Brothers builds Shores at RiverTown. Confirm the builder and neighborhood for each home.
Why is the same community name listed by more than one builder?
Master-planned communities such as Nocatee are sold in sections by several builders. The Reflections and Seabrook Village names, for example, appear on more than one builder’s website. Confirm the builder, section and phase for each home.
Which communities offer townhomes?
Townhomes are listed at Shores at RiverTown, Newbrook at SilverLeaf, Parkside at Shearwater and Woodland Park at Nocatee. Home types change by phase, so check the specific community.
Do I need my own agent to buy from a builder?
You can buy without one, but the builder’s sales agent represents the builder. If you want your own representation, address it before you register with a builder or visit a model home. Registration requirements can differ by builder and community.
What are CDD fees?
A community development district assessment helps pay for community infrastructure and is normally billed with your property taxes. Some builders state that a community has no CDD fee. Ask for the current amount and how long it runs.
How do I find which school a home is assigned to?
Ask the St. Johns County School District for the assignment for that address. A builder’s statement that a community is near top-rated schools is not an assignment.
