Who builds where in Clay County

Homes By Hogans tracks the communities below. Several are multi-builder neighborhoods, so it often makes sense to choose the community first and the builder second. Builder and community information was last verified on October 17, 2026, using each builder’s or the developer’s own community pages. Phases, builder lineups and availability change, so confirm current details with the builder before you visit. This page does not list pricing or inventory.

Green Cove Springs

Green Cove Springs is one of Clay County’s deepest new-construction markets, with single-builder neighborhoods such as Lakes at Bella Lago and Rookery alongside multi-builder communities. Hyland Trail is the clearest example: Dream Finders Homes, Drees Homes, Pulte Homes and Perry Homes are all building there, so the community is the primary decision and the builder comes second. Anabelle Island is another community where two builders, Dream Finders Homes and KB Home, offer homes, each with its own series and features.

Middleburg

Middleburg mixes townhomes, traditional single-family homes and larger homesites. Meritage Homes builds The District at Oakleaf, D.R. Horton builds Corsair, Pulte Homes builds Murray Farms, and Dream Finders Homes builds Atlantis Pointe and Jennings Farm. Marshawn has first-hand experience at The District at Oakleaf from hosting an open house there.

Orange Park

Orange Park’s new-home options are more concentrated. Dream Finders Homes is building Wilford Oaks and Wilford Preserve, so a builder comparison here often comes down to community and home collection rather than a long list of builders. If you also want to see established resale homes nearby, the Oakleaf community guide covers that side of the market.

Clay County or Jacksonville?

Many buyers compare Clay County with Jacksonville before choosing a builder. The comparison is clearer when you look at the whole cost of owning the home, not only the base price: HOA dues, any CDD assessments, insurance and taxes can differ by community. Two guides help you compare on the same terms.

Questions to settle before you tour a Clay County builder

  1. When does your representation need to be documented? Builder registration policies vary. Some builders ask that your agent be identified at or before your first visit, and registering later may not be accepted. Confirm each builder’s current policy before you tour, and contact Marshawn first so you know what to expect.
  2. Which phase or section is the home in? A community can have several phases with different homesite sizes, collections, HOA terms and assessments. Ask about the specific phase, not only the community name.
  3. What is the homesite like? Ask about lot position, drainage and what backs up to the homesite for the exact lot you are considering.
  4. What are the full ownership costs? Ask for HOA dues, any CDD assessments and estimated taxes and insurance for that community, so you can compare communities on the same terms.
  5. What does the incentive require? Builder incentives can come with lender or timing conditions. Compare the conditions, not only the headline offer, and see how the builder’s lender compares with an independent one.
  6. What is the real timeline? Ask whether the home is under construction, move-in ready or still to be built, and what the builder commits to in the contract.

Frequently asked questions

Which home builders are active in Clay County?

Homes By Hogans currently tracks Meritage Homes, D.R. Horton, Dream Finders Homes, Pulte Homes, Drees Homes and KB Home in the Clay County communities listed above, and Perry Homes also builds at Hyland Trail. The table shows which builders are in which communities as of October 17, 2026.

Should I choose the community or the builder first?

Usually the community. Location, commute, amenities and ownership costs apply to every home in a neighborhood, while builders vary by phase. In a multi-builder community such as Hyland Trail, you can compare builders, floor plans and homesites within the same neighborhood.

Do I need my own agent to buy from a Clay County builder?

You can choose to have your own representation. The builder’s sales team represents the builder. Builder policies vary: some ask that your agent be identified at or before your first visit, and registering later may not be accepted. Contact Marshawn before your first tour so you know what each builder requires.

Are these the only new-home communities in Clay County?

No. This page covers the communities and builders Homes By Hogans currently tracks. Others exist, and lineups change. Ask if there is a community or builder you are considering that is not listed.

How current is this information?

The table was last verified on October 17, 2026. Builders add phases and change lineups, so confirm the details with the builder before you visit.
