Behind the Numbers

How the Calculator Works

This calculator is an educational planning tool. Actual mortgage qualification depends on the borrower’s full credit, income, assets, debts, property, loan program, lender requirements, and underwriting findings. Use the estimate as a starting point, then compare it with a lender review and the property-specific costs that apply.

Front-End Ratio (28%)

Your total housing payment — principal, interest, taxes, and insurance (PITI) — should not exceed 28% of gross monthly income. Conventional lenders treat this as the primary affordability ceiling.

Back-End Ratio (36–43%)

Total monthly debt — housing plus car loans, student loans, minimum credit card payments — should stay under 36% for conventional loans, or up to 43–50% for FHA and VA loans.

Down Payment & PMI

Conventional mortgage insurance may apply when the down payment is below 20%. The actual cost and cancellation rules depend on the loan, insurer, loan-to-value, payment history, and applicable requirements.

Rate Assumptions

The calculator uses the interest-rate assumption you enter. Actual rates and pricing vary by loan program, market conditions, credit profile, property, loan size, points, and lender. Use a current quote from Ménage Mortgage when you want a more realistic payment estimate.

Loan Programs

Which Loan Is Right for You?

The loan program affects down payment, mortgage insurance, qualifying rules, and monthly payment. Jumbo financing is determined by the applicable conforming loan limit for the property and year, so use current loan limits rather than a fixed historical threshold.

Conventional

3% down minimum down

Credit requirements vary by program and underwriting

Best for buyers with solid credit and stable income. Lowest long-term cost with 20%+ down. PMI drops automatically at 80% LTV.

FHA Loan

3.5% down minimum down

Credit requirements vary by program and underwriting

Best for first-time buyers or those with lower credit scores. More flexible qualifying, but mortgage insurance stays for the life of the loan unless refinanced.

VA Loan

0% down minimum down

Credit requirements vary by lender
For eligible Veterans, service members, and qualifying surviving spouses, a VA-backed purchase loan may offer no down payment when program requirements are met. VA does not require monthly PMI. A funding fee may apply unless the borrower is exempt.

USDA Loan

Potential 0% down
Credit requirements vary by program and underwriting

For eligible rural and suburban areas. Parts of Clay County and surrounding Jacksonville suburbs qualify. Income limits apply. No down payment, low mortgage insurance.

Jumbo Loan

10–20%+ down typical

Credit and reserve requirements vary by lender and loan size
Jumbo financing applies when the loan amount exceeds the applicable conforming loan limit. Down payment, credit, reserves, documentation, pricing, and mortgage-insurance structure vary by lender and scenario.
